When you’re preparing your house for sale, remember the importance of the first impressions. The market isn’t the only factor that influences whether you get your asking price. Appearance and overall condition play a major role. Here are some easy things you can do to make your home more appealing to buyers.
Do the windows and window screens work well and look good?
Are major appliances operating properly?
Are the carpets clean or do they need replacing?
Have I cleaned and straightened storage areas and the garage?
Have I removed some of the contents of kitchen cabinets to make them look more spacious, and are the cabinet doors attractive or do they need updating?
Have I removed excess furniture from rooms and some of the clothes from closets to improve looks?
Have I removed or mentioned to my realtor any attached items that are not included, such as special lighting, shelving or garden plants?
Have I arranged to keep pets with a friend?
Have I arranged to be out when buyers are being shown the home?
Do you and your realtor know the schools and other features of the community?
Is the price appropriate while still giving room for negotiation?
Have I thought about where and when I am able to vacate the property

So stand across the street from your house and review its curb appeal.
Sweep front walkway.
Remove newspapers, bikes and toys.
Park extra cars away from property.
Trim back the shrubs.
Apply fresh, clean paint throughout.
Clean windows and window coverings throughout.
Keep plumbing and all appliances in working order.
Maintain all sealants (window, tub, shower, sink, etc..) in good repair.
Make sure roof and gutters are in good condition; no repairs needed.
Mow lawn more frequently and plant flowers.
